Our Planning and Development branch prepares monthly statistics for all development approvals issued by Council in that period. Statistics are categorised into application type for Planning, Engineering and Building, Plumbing and Drainage.

Summary of August 2017 Report

Detached dwelling applications and unit applications decreased in August 2017, compared to the previous month. 18 approved lots were sealed and released into the market.  During the same period, 108 new houses were constructed (indicating a higher lot consumption compared to new lots released).

The total number of development applications received during the month of August 2017 was 324, compared to 254 in July 2017 for the region (Graphs 3.0, 7.0 and 11.0).  Of these applications received, 116 were planning related applications and 208 were building siting/discretion and plumbing related applications.

The total number of development applications approved during the month of August 2017 was 299, compared to 299 in July 2017 for the region (Graph 3.0 and 12.0).  There were four refusals; one Changes to DA application, one MCU Code application and two Building Discretion applications. Of the 299 approvals, 91 were planning related approvals and 208 were building siting/discretion and plumbing related approvals.

Development applications referred to above include Material Change of Use, Reconfiguring a Lot, Operational Works, Plan Sealing, Planning Scheme Works, ERAs, Plumbing and Drainage, Building Regulatory Sitings/Discretion, miscellaneous building and plumbing applications and requests for modifications. 

For the last twelve months, the monthly average number of development applications received is 310 (101 for planning related applications) and the monthly average number of development applications approved is 303 (99 for planning related applications).  In August 2017, these figures were 324 and 299 respectively.  At the end of August 2017, there were 251 planning related applications and 146 building related applications not yet decided and at various stages within the assessment process (see summary tables).  A number of the planning related applications are requests for negotiated decision notices and for extensions to relevant period.

During August  2017, seven (7) new lots were approved and 18 sealed compared to 8 new lots and 213 sealed lots during July 2017 (Graph 4.0).

In the same period, 108 new dwellings and 15 new unit developments were approved, increasing the Region's housing stock by 123 (Graph 6.0).

Decision making periods for the month of August 2017 show that of the decisions made, 248 - or 90% - were decided within 20 business days (Graph 8.0).  The average decision making period for survey plan sealing was 3.7 days.

Building approval numbers have been fluctuating for the last twelve months.  For August 2017, approval numbers have increased and value functions have decreased compared to July 2017. There is a stable trendline for approval numbers and an increasing trendline for value functions for the last 12 months (Graph 10.0).

The total number of building applications approved for dwellings, extensions, units and class 2-9 applications during the month of August 2017 was 306 for the whole region compared to 279 for July 2017.

The combined value of approved building applications during the month of August 2017 achieved $49,460,000 for the whole region (Graph 10.0) as compared to $55,088,000 in July 2017.
