Our Planning and Development branch prepares monthly statistics for all development approvals issued by Council in that period. Statistics are categorised into application type for Planning, Engineering and Building, Plumbing and Drainage.

Summary of July 2017 Report

Detached dwelling applications increased slightly and unit applications increased in July 2017, compared to the previous month. 227 approved lots were sealed and released into the market.  During the same period, 92 new houses were constructed (indicating a lower lot consumption compared to new lots released).

The total number of development applications received during the month of July 2017 was 250, compared to 313 in June 2017 for the region (Graphs 3.0, 7.0 and 11.0).  Of these applications received, 70 were planning related applications and 180 were building siting/discretion and plumbing related applications.

The total number of development applications approved during the month of July 2017 was 300, compared to 286 in June 2017 for the region (Graph 3.0 and 12.0).  There were four refusals; one Changes to DA application and three Building Discretion applications. Of the 300 approvals, 97 were planning related approvals and 203 were building siting/discretion and plumbing related approvals.

Development applications referred to above include Material Change of Use, Reconfiguring a Lot, Operational Works, Plan Sealing, Planning Scheme Works, ERAs, Plumbing and Drainage, Building Regulatory Sitings/Discretion, miscellaneous building and plumbing applications and requests for modifications. 

For the last twelve months, the monthly average number of development applications received is 320 (103 for planning related applications) and the monthly average number of development applications approved is 314 (100 for planning related applications).  In July 2017, these figures were 250 and 300 respectively.  At the end of July 2017, there were 311 planning related applications and 149 building related applications not yet decided and at various stages within the assessment process (see summary tables).  A number of the planning related applications are requests for negotiated decision notices and for extensions to relevant period.

During July 2017, eight (8) new lots were approved and 227 sealed compared to 13 new lots and 28 sealed lots during June 2017 (Graph 4.0).

In the same period, 92 new dwellings and 15 new unit developments were approved, increasing the Region's housing stock by 107 (Graph 6.0).

Decision making periods for the month of July 2017 show that of the decisions made, 241 - or 93% - were decided within 20 business days (Graph 8.0).  The average decision making period for survey plan sealing was 2.6 days.

Building approval numbers have been fluctuating for the last twelve months.  For July 2017, approval numbers have slightly increased and value functions have decreased compared to June 2017. There is a decreasing trendline for approval numbers and a slightly increasing trendline for value functions for the last 12 months (Graph 10.0).

The total number of building applications approved for dwellings, extensions, units and class 2-9 applications during the month of July 2017 was 212 for the whole region compared to 200 for June 2017.
